Property turnover is a clock. Every day a unit sits full is a day it is not earning, and a re-list date usually cannot move. Tell us the date the property has to be ready and the job is scheduled backwards from it. Our phones are answered 24 hours a day, so a Sunday-evening handover is a normal booking rather than an emergency.

One thing to check first

Utah has rules about a former tenant's abandoned property, and they are not the same as "it is in my unit, so it is mine to bin." Depending on the circumstances you may have to store items for a period and notify the tenant before disposing of them. That is a question for your attorney or property manager, not for us — but it is worth answering before the trailer arrives rather than after. If items need holding, we can clear everything else and leave those.

What affects the price

Volume first, as always. Beyond that: whether appliances are included, whether the property has stairs or a lift, whether the yard and garage are part of it, and how much of it is loose rubbish rather than furniture — loose material takes longer to load than the same volume of large items.
