What "light" covers, and what it doesn't

Light demolition is non-structural tear-out: taking something apart and hauling it in one visit, without touching anything holding the building up. Sheds, decks, fences, playsets, pergolas, hot tub surrounds, kitchen and bathroom cabinetry, built-in shelving, closet systems, flooring and carpet, interior partition walls that carry no load, and old outbuildings.

What it does not cover: anything structural, anything requiring a building permit, roof structures, and anything electrical or plumbed that needs disconnecting by a licensed trade first. If a wall might be load-bearing, it does not come out until somebody qualified has said it is not.

Asbestos and older houses

On anything built before about 1980, treat popcorn ceilings, vinyl floor tiles and their adhesive, pipe lagging, some textured coatings and cement-board siding as suspect until tested. These need licensed abatement, not a pry bar, and disturbing them is the one mistake on a demolition job that cannot be undone. We will stop and tell you rather than work through it.

Tear-out and haul in one visit

The advantage over hiring demolition and disposal separately is that the debris never becomes your problem. There is no pile in the driveway waiting for a second contractor, no skip sitting on the street accruing rental and needing a permit. It comes apart and it leaves in the same trailer.

What affects the price

• What it is made of — timber produces far more debris by volume than the same-sized metal structure
• Whether there is concrete: slabs, footings and post bases are dense and price by weight
• Access, and whether debris is carried through the house or straight out
• Protection needed on floors and doorways for an interior tear-out
• Whether fixings and anchors have to be cut out rather than undone

You get a firm number after a look, and the site is swept before we leave.
